Villa Features
Villa Pontus was built in 2023/2024, and 2025 marks its first year of rental, so everything in the villa is brand new. The property spans 707m², with the villa itself occupying 177m², making it wonderfully spacious for the maximum capacity of 8 guests. The heated pool measures 29m².
The villa is located near the luxurious Maslina Resort. Once you pass the boutique hotel and accompanying villas of Maslina Resort, you’ll arrive at Villa Pontus, which bears a strong resemblance to the Maslina Resort villas.

From the gated parking area at the back of the villa, a short paved path leads to the villa’s entrance. Upon entering, on the right-hand side, you’ll find a hallway leading to two bedrooms.
The first bedroom on the right features a large matrimonial bed, an en-suite bathroom with a shower tray, and a balcony with a sea view. This balcony is shared with the master bedroom on the left side of the villa, so we’ll call it the main balcony.
The second bedroom on the right has a matrimonial bed, which can be converted into two single beds if needed, along with an en-suite bathroom with a shower tray and a sea view.
If you return to the entrance and explore the left side of the villa, you'll find two more bedrooms. Each has a matrimonial bed and an en-suite bathroom with a shower tray. The master bedroom also features a bathtub in the room, in addition to the shower tray. It shares the main balcony with the first bedroom but also has its own private balcony with a sea view.
The two bedrooms without private balconies can access the main balcony via a glass door at the end of the hallway.
All four bedrooms are equipped with air conditioning, wardrobes, desks, and TVs. Glass doors in all upper-floor bedrooms allow for views of the sea and surrounding Mediterranean foliage.
Descending about 20 wooden stairs with a glass railing to the ground floor, you enter the living room area. On the left you’ll find a fireplace, a large sofa, and a TV, while on the right, you’ll see a fully equipped kitchen and a dining area with seating for 8 in an open-plan layout.
Behind the stairs are three smaller rooms. The first one is a meditation, reading, or playroom, perfect for PlayStation, though we’re not sure why you’d play video games on vacation and we’re happy to suggest better ways to spend your time on the island. The second one is a guest restroom, whereas the third is a laundry room where you can wash clothes or store travel bags, beach gear, and other items you don’t want cluttering other spaces.
The open-plan living area is connected to the pool terrace through two sliding glass doors. Step outside, and on the right you’ll find an outdoor summer kitchen, on the left a dining table and chairs, whereas straight ahead you’ll see the pool and sundeck with loungers. Mediterranean greenery surrounds the front and right side of the terrace and house, while to the left side the neighboring, adjoining villa is located. A landscaping project in collaboration with the neighbors will enhance privacy and views, to be completed by February 2025.
We love this villa for its spacious, airy, and minimalist design, crafted with high-quality natural materials like wood and stone. The neutral, calming color palette harmonizes beautifully with the surrounding greenery and the blue sky and sea. Pontus offers peace and solitude, away from noise and the seasonal crowds, yet is only a 15-minute walk to Stari Grad or a 15-minute drive to Hvar Town. A scenic path to Stari Grad winds between the forest and the sea, perfect for mindful walks. The first pebble beach is directly in front of the villa, while the first sandy beach is just a few minutes’ walk away. Beyond the sandy beach, a charming wild trail along the coast awaits, offering healing for the mind, body, and soul.
The A-Bay Bar at Maslina Resort is just a few hundred meters away, known for excellent coffee, cocktails, and snacks. The resort’s luxurious wellness center offers a fantastic spa, massages, saunas, and other delightful treatments.
